RESEARCH NOTE: From an examination of the records and files in the office of the Recorder of Wabash County IN, no record can be found of any deed from Benjamin Fitch to any person or persons, or any deed from any one to Richard Halvey or Fanny Mariah Halvey, for the real estate described as Lot#147 O.P. (Claude D. Stitt, Abstracter, Wabash Abstract & Loan Company) NOTE: “Helvey” was more commonly the spelling of this surname.

January 2, 1849. Richard Halvey & Fanny Mariah Halvey, his wife to M.C. Frame. Warranty Deed. Consideration $100.00. Recorded May 27, 1849. Deed Record “K” Page 158. Conveyed Lot #147.

RESEARCH NOTE: Mahlon C. Frame died January 1, 1851. His friend William Thorn was administrator of Frame’s estate. M.C. Frame’s heirs were his widow, Feraby Frame, and sons James R. Frame and Horace Greeley Frame, and after his death one other child was born, namely Mahlon C. Frame. James Frame was appointed the Guardian for the three minor wards.  James Frame resigned such guardianship on October 4, 1853. Michael Kircher replaced him as the Guardian of M.C. Frame’s children. On December 21, 1870, Horace G. Frame reached the majority age of 21, and Kircher was duly discharged of being the guardian for that child. (Probate Order Book #7, Page 347, Wabash County Probate & Common Pleas Court) In 1855 John Shallenberger and A.D. Seward appraised Lot #147 in the sum of $875.00. Lot #147 was sold at public auction on April 7, 1855. The real estate was sold to William Frame for the sum of $583.33. A Guardian’s Deed was conveyed to William Frame. On November 28, 1859, William Frame sold the property (house and lot) to Benjamin F. Wise. On December 23, 1859, Benjamin F. Wise sold and transferred all his right, title and interest in the premises to John Ball.

March 17, 1865. John & Mary Ann Ball to Thomas Wallace & Hiram Switzer. Warranty Deed. Consideration $1300.00. Recorded March 24, 1865. Deed Record #3, Page 139. Conveyed Lot #147 O.P.

February 22, 1866. Hiram Switzer & Mary C. Switzer to Thomas Wallace. Warranty Deed. Consideration $1500.00. Recorded October 27, 1868. Deed Record #9, Page 224. Conveyed the undivided half of Lot #147.

May 22, 1867. Johnson M. Burdge vs. Thomas Wallace & Lydia Wallace. Burdge said that the defendants executed a mortgage conveying to the plaintiff the tract of land (Lot #147) as security for the payment of a debt amounting to $1713.60, which was due and remained unpaid. Burdge asked judgment for two thousand dollars and the foreclosure of the mortgage, and sale of the property to pay his debt “and for other proper relief.” The Wabash County Court of Common Pleas found the Wallaces to be in default, and ordered the property (Lot #147) to be sold to pay Burdge.

July 27, 1867. Sheriff’s Sale. Johnson M. Burdge bid $1807.94 for Lot #147. The Wallaces never redeemed the premises within the stated redemption period.

March 13, 1871. Sheriff’s Deed. Consideration $1807.94. John M. McKahan, Sheriff of Wabash County, Ind. To Johnson M. Burdge. Conveyed Lot #147.

Johnson M. Burdge died on June 9, 1887. Caroline Burdge and George Burdge were given letters of administration upon the estate. Heirs were Caroline Burdge, widow of decedent, and Jennie M. Stemm, Clara E. Browne, Levi J. Burdge, and George Burdge his children. Final settlement of estate filed in 1909. See Probate Order Book #27 Page 15 (Wabash Circuit Court). In 1893 Clara E. Browne and husband Waldo E. Browne were living in Los Angeles County CA.

October 28, 1893. Quitclaim Deed. Consideration $6500.00. Recorded January 22, 1894. Deed Record #59, Page 260. Caroline Burdge (unmarried); George Burdge (unmarried); L. Jess Burdge & Laura B. Burdge, his wife; Clara E. Browne & Waldo E. Browne, her husband; to Jennie M. Stemm. Lot #147 conveyed (O.P.) and other real estate.

December 11, 1893. Jennie M. Stemm & John R. Stemm, her husband to George W. Enyeart. Warranty Deed. Consideration (?). Recorded February 13, 1894. Deed Record #59, Page 330. Conveyed the East 22 feet off Lot #147.

June 30, 1908. Jennie M. Stemm & John R. Stemm, her husband to Kathryn Mennen. Warranty Deed. Recorded July 3, 1908. Deed Record #93, Page 33. Conveyed Lot #147 in the Original Plat of the Town of Manchester, now North Manchester, except a strip of ground 20 feet in width off of the entire east side (& other real estate). The grantors (Stemms) were living in Tippecanoe County IN.

June 30, 1908. Kathryn Mennen, unmarried to John R. Stemm. Warranty Deed. Recorded July 3, 1908. Deed Record #93, Page 34. Conveyed Lot #147 except a strip of ground 20 feet in width off of the entire east side (& other real estate). Grantor Kathryn Mennen lived in Tippecanoe County IN.

October 24, 1908. John R. Stemm & his wife, Jennie M. Stemm to Jesse J. Tyler. Quitclaim Deed. Consideration $1500.00. Recorded December 18, 1908. Deed Record #93, Page 457. Conveyed Lot #147 except a strip of land 20 feet in width off of the entire east side of the lot.

June 5, 1912. Jesse J. Tyler to Lydia E. Tyler, grantor’s wife; & Edith E. Tyler, grantor’s daughter. Warranty Deed. Recorded June 10, 1912. Deed Record #100, Page 284. Conveyed that part of Lot #147: Commencing at the north west corner of said lot; thence east on the north line of said lot 64 feet, more or less to the center line of the west wall of the two story cement block building situated on the east end of said lot; thence south following and on and along said center line of said west wall of said two story building and such line extended southward to the south line of said lot; thence west on the south line of said lot 64 feet, more or less, to the southwest corner of said lot; thence north on the west line of lot to the north west corner of lot, and the place of beginning. “This conveyance is made to the grantee in the following shares to-wit: to the grantee Lydia E. Tyler the undivided one-fourth (1/4) of the same; and to the grantee Edith E. Tyler, the undivided three-fourths (3/4) of the same. The grantor Jesse J. Tyler reserves to himself the use, rents, and profits and the entire control of such real estate for and during his natural life.”

January 20, 1925. Jesse J. Tyler & Lydia E. Tyler, husband & wife to Otho E. Hill. Warranty Deed. Consideration $2000.00. Recorded January 22, 1925. Deed Record #123, Page 115 (corrected). Conveyed part of Lot #147, described as follows—Beginning at a point on the north line of said lot in the center of a frame partition plastered wall, and which point is 16 feet more or less, east of the north west corner of said lot $147; thence from that point south parallel with the west line of said lot to the south line of lot; thence east along the south line of lot 16 feet more or less, to a point which point would be, if a certain cement block was extended to the south line of said lot in the center line of said cement block wall on said south line; thence from said point north parallel with the west line of said lot to the north line of lot, facing on Main Street in North Manchester; thence from said point at Main Street 16 feet more or less to the point of beginning. Subject to an easement and driveway ten (10) feet in uniform width across the south end of the above described part lot, which ten feet of driveway is for the use of all of the persons and property owners of said lot #147 and adjoining property. “This deed is intended to convey the part lot and buildings as described now occupied by Otho E. Conveyed part of Lot #147 in the Original Plat of Manchester, now the Town of North Manchester, bounded as follows, to-wit: Beginning at the north west corner of said lot #147; thence south along west line of said lot to the south west corner thereof; thence along the south line of said lot eastwardly 16 feet, more or less; thence northwardly parallel to the west line of said lot along the center of a certain wall to the north line of said lot; thence west 16 feet more or less along the north line of said lot to the place of beginning. “Subject to an easement fifteen (15) feet in width along the south end of said lot to be used as an alley.”

Subject to an easement fifteen feet in width along the south end of said lot to be used as an alley.
