March 30, 1837. United States, by Martin Van Buren, President, to Peter Ogan. Patent. Consideration--Full Payment. Recorded September 1, 1891. Deed Record #53, Page 227. Conveys: Lot or Fraction of the N.E. 1/4 of Section #5 (North of Eel River), in Township #29 North, of Range #7 East, in the District of Lands subject to sale at Fort Wayne, Indiana, containing 59.75 acres, which said tracts have been purchased by the said Peter Ogan. "To have and to hold the same, together with all the rights, privileges, immunities and appurtenances of whatsoever nature thereunto belonging, unto the said Peter Ogan and to his heirs and assigns forever."

May 4, 1849. William Thorn, John Thorn, Isaac Thorn, Hannah Jesah [Jesson/Jessup], Sarah Thorn, Elizabeth Thorn to Nancy W. Thorn. Quitclaim Deed. Consideration $250.00. Conveys: In-Lot #23 in the Town of Manchester, in Wabash county, Indiana. Note: Thomas Thorn, deceased. No records found of proceedings in settlement of his estate. Affidavit, Mrs. Geneva Emery, November 18, 1921 [Wabash County Miscellaneous Record "Z", Page 152]--"Geneva Emery being duly sworn on oath says that she is 64 years of age and a resident of the County of Wabash and State of Indiana, and that she is the daughter of Isaac Thorn, now deceased, who was the son of Thomas Thorn, who died in 1847, the owner in fee simple of lot twenty three in the Original Plat of the town of Manchester, now called North Manchester in Wabash County, State of Indiana. That said Thomas Thorn left surviving him as his sole and only heirs at law, his widow, Nancy W. Thorn, and his children, William Thorn, John Thorn, Isaac Thorn, Hannah Jesah, Sara Thorn, and Elizabeth Thorn, and none others. That William Thorn, John Thorn, Isaac Thorn, Hannah Jesah, Sarah Thorn and Elizabeth Thorn, the children of said Thomas Thorn, deceased, on May 4, 1849, deed record K, page 209, Wabash County, Indiana, conveyed said lot to Nancy W. Thorn, the widow of Thomas Thorn, and said grantors were on said May 4, 1849, all over the age of twenty one years, and were on said date all unmarried. That Nancy W. Thorn, grantor in a deed to Joseph C. Marshall and Daniel M. Marshall, February 3, 1854, deed record P, page 173, to said lot, was the widow of said Thomas Thorn and was on said February 3, 1854, unmarried. And that Hanna Jesah in the granting clause in said deed, and Hanah Jesson, who signed, and Hannah Jesah, who acknowledged the execution of said deed was one and the same person, and that her true name was Hannah Jessup, and she was on said May 4, 1849, unmarried."

April 7, 1865. Melbourn S. Marshall & Catharine E. Marshall to Dr. Andrew J. Sprague. Warranty Deed. Consideration $2500.00. Recorded June 19, 1865. Deed Record #3, Page 406. Conveys: Lot #23 in the Original Plat of the Town of Manchester, in Wabash County, Indiana.

April 7, 1865. Mortgage of $1660 from Milborn S. Marshall to Andrew J. and Frances A. Sprague, non-residents of state of Indiana. Lot #23 in the Original Plat of the town of Manchester, in Wabash County, Indiana, to secure the payment of four notes of even date herewith, one for $160.00 due November 1, 1865, and three from $500.00 each, due one, two and three years after date. Mortgage recorded June 20, 1865. Mortgage Record "G", Page 169.

April 24, 1865. Milborn Marshall assigned above mortgage to Joseph C. Singer.

April 30, 1866. Joseph C. Singer filed complaint to foreclose on mortgage to the Spragues.

January 26, 1867. Sheriff's sale. Joseph C. Singer bid $700 and no person bid more.

August 29, 1868. John M. McKahan, Sheriff of Wabash County, Indiana, to Joseph C. Singer. Sheriff's Deed. Consideration $700.00. Recorded September 2, 1868. Deed Record #9, Page 178. Conveys: All of Lot #23 in the Original Plat of the Town of North Manchester, in Wabash County, Indiana. Except 22 feet front and 110 feet off the south west corner of said lot.

April 21, 1869. Joseph C. Singer & Elizabeth Singer, his wife, to Milbourn S. Marshall. Warranty Deed. Consideration $500.00 Recorded January 29, 1870. Deed Record #11, Page 23. Conveys: Thirty (30) feet front and entire depth off the east side of Lot #23 in the Original Plat of the Town of Manchester, in Wabash County, Indiana.

May 28, 1869. Milbourne S. Marshall & Catharine E. Marshall to George W. Lawrence. Warranty Deed. Consideration $500.00. Recorded January 29, 1870. Deed Record #11, Page 24. Conveys: Thirty (30) feet front and entire depth off the east side of Lot #23 in the Original Plat of the Town of Manchester, in Wabash County, Indiana. Note: Affidavit of Samuel Hamilton, October 25, 1921 [Miscellaneous Record "Z", Page 152, Wabash County, Indiana]: "This affiant says that he knew Daniel M. Marshall and his wife, Martha, who appear as grantors in a deed to Joseph C. Marshall, February 7, 1856, in deed record R, page 240. That said grantors were husband and wife. and that Martha Marshall in the granting clause, and Martha A., who signed, and Martha, who acknowledged the execution of the same was one and the same person. That he also knew Joseph C. Marshall and Phebe, his wife, the grantors in a deed to Milborne S. Marshall, march 28, 1863, deed record Z, page 338, to lot 23 in the Original Plat of the town of North Manchester. And that said grantors in said deed were husband and wife on said date. This affiant further says that he knew Milborne S. Marshall, the grantee in a deed from Joseph C. and Phebe Marshall, March 28, 1863, deed record Z, page 338, to said lot 23; and the grantor Milbourn S. Marshall in a deed by him and Catherine, to Dr. Andrew J. Sprague, April 7, 1865, deed record 3, page 406, was one and the same person. And that Milbourn S. Marshall in the granting clause in said deed to Sprague, and M.S. Marshall, who signed, and Melbourne S. Marshall, who acknowledged the execution of the same was one and the same person. And that Catherine Marshall in the granting clause in said deed to Sprague, and C.E. Marshall, who signed, and Catherine Marshall, who acknowledged the execution of the same was one and the same person. And that Milbourn S. Marshall and Catherine Marshall in said deed to Sprague were husband and wife on said date. That said Milbourn S. Marshall was commonly known as M.S. or Samuel Marshall. This affiant says that Milbourne S. Marshall and Catherine E. Marshall, grantors in a deed by them to George W. Lawrence, March 28, 1869, deed record 11, page 24, to part of lot 23 in the Original Plat were on said date husband and wife. And that Milbourne S. Marshall in the granting clause and M.S. Marshall, who signed, and Milbourn S. Marshall, who acknowledged the execution of the same was one and the same person. And that Catherine E. Marshall in the granting clause in said deed and C.E. Marshall, who signed, and Catherine E. Marshall, who acknowledged the execution of the same was one and the same person."

Manchester, described as follows: 25 feet front, commencing 30 feet west from the southeast corner of said lot; thence west said 25 feet and the entire depth north of said lot, the lines running parallel with lines of said lot. Also, the undivided half of the perpetual use of a stairway from the street on the west side of said 25 feet; in Wabash County, Indiana.

June 11, 1872. George A. Rhodes & Ellie E. Rhodes, his wife, to David Gripe. Warranty Deed. Consideration $3300.00. Recorded July 26, 1872. Deed Record #15, Page 121.Conveys: The undivided 1/3 part of a part of Lot #23, in the Original Plat of the Town of Manchester, as follows: Commencing 30 feet west from the south east corner of said lot; thence north by a parallel line with the east line to the north line of said lot; thence west to the north west corner; thence south to the south west corner of said lot; thence east to the place of beginning.
